Maintenance
Maintenance in Rochester, NY
Annual tune-up that keeps your system efficient and your warranty valid.
Most HVAC warranties require annual professional maintenance to remain valid. Beyond warranty protection, annual tune-ups catch the small issues -- dirty flame sensors, low refrigerant, worn capacitors -- that become expensive emergency calls if left unaddressed. Our 15-point inspection covers both heating and cooling in a single visit.

Our process
How it works.
Schedule
We recommend scheduling furnace tune-ups in September-October before heating season, and AC tune-ups in April-May before cooling season. Maintenance plan members get priority booking slots before the seasonal rush.
Inspection
Our 15-point inspection covers heat exchanger, burner assembly, flue connections, refrigerant charge, coil cleanliness, electrical connections, capacitors, and controls. We photograph any issues we find.
Service and Adjustment
We clean what needs cleaning, tighten what needs tightening, and test the system through a full heating or cooling cycle. We don't recommend repairs you don't need -- but we'll document anything we see that requires attention.
Report
You receive a written inspection report with system readings, any issues found, and recommended next steps. We keep your service history on file and remind you when your next tune-up is due.

FAQ
Common questions.
- How often should I schedule HVAC maintenance in Rochester?
- We recommend once per year at minimum -- ideally twice if you run both heating and cooling systems. Fall furnace tune-ups and spring AC tune-ups catch seasonal issues before they become expensive emergency repairs.
- Does my HVAC warranty require annual maintenance?
- Most major HVAC manufacturers (Carrier, Trane, Mitsubishi, Lennox, Rheem) require documented annual professional maintenance to honor extended parts warranties. We provide written reports for every maintenance visit.
- What is included in a 15-point tune-up?
- Our inspection covers: heat exchanger integrity check, burner combustion test, flue inspection, refrigerant charge check, evaporator and condenser coil cleaning, air filter replacement, blower motor amp draw, electrical connection tightening, capacitor test, thermostat calibration, and a full system cycle test.
- How much does an HVAC tune-up cost in Rochester?
- Tune-up and annual maintenance plan pricing varies by system type and whether you bundle heating + cooling in one visit. Call us at (585) 368-8685 for current rates — no fabricated numbers, just what it actually costs for your setup.
- Can you service HVAC systems you did not install?
- Yes. We service all major brands and all systems we didn't install. We may recommend replacement if a system is near end-of-life, but we'll always give you our honest assessment of repair vs replace economics.
